the place
Donji Srbani is a hamlet of a few houses in the Brtonigla wine country — vineyards, olive rows and hay fields on three sides. The sun sets behind the Adriatic, nine kilometres west, and you can watch it do that from the upstairs loggia with a glass of the local Malvazija.

A modern build: 140 m², three bedrooms, three bathrooms, sleeps eight without anyone drawing straws. It runs on its own rooftop solar array, charges your EV in the courtyard, and the living room opens straight onto the pool terrace.

Brtonigla’s konobas and wine cellars in five minutes, Novigrad’s beaches in twelve, Grožnjan in twenty, Motovun in thirty. Close enough to do all of it — far enough that you don’t have to.
